Ä°ZMÄ°R - Economic conditions and examples of foreigners renting out villas in Turkey are having a strong positive affect on Turkish villa owners, experts say. The villas once bought for investment purposes in Turkey are now ready for rent. Turkish villa owners are very quick to follow the trend with more and more Turkish people investing in rental villas.

Coinciding with the approach of the busy summer season, the search for summer home rentals has also begun. Idle for years, summer homes in Turkey’s coastal regions have become a means of profit for their owners via short- and long-term rentals.Â

Rental demand from foreign tourists not only pleases owners. The revived summerhouse market has put a smile on the faces of real estate agents as well.

Fishing villages on the Marmara and Black Sea coasts have also not remained indifferent to this activity. Renters are being sought for summerhouses in the fishing villages via newspaper and Internet ads. Special services are even being offered to those who rent summerhouses in the Bodrum Göltürkbükü area where the upper-level income group rushes to during the summer months.

Summerhouse renters in Göltürkbükü can take advantage of various free services such as airport transit and house and garden care.

One of the many companies that rent out villas and summerhouses in Turkey is Mea Villa. The recent economic crisis did not have a negative effect on the company, said Mea Villa General Manager ErdoÄŸan Sivritepe. "Even though almost all of the clients of Mea Villa are from Europe and experienced the worst effects of the crisis at home, we are even having difficulties to serve the demand for luxury villas with a swimming pool," he said.

Summerhouse rents change according to the special features they have. The most important criteria that determine price are scenic views, special decoration, gardens and swimming pools. Close to southern coasts, the prices of summer residences increase depending on location and size, from one- to three-story houses or apartments and apartment complexes. Most summerhouse residences can be used year-round in southern cities where winters are mild. Summerhouses where rents are determined on a monthly or seasonal basis often deal in foreign currency in popular vacation areas. One of these areas, Bodrum’s Göltürkbükü, holds record prices for summer rentals. Seasonal rent in Göltürkbükü can reach up to $30,000. Foreigners in Bodrum's Yalıkavak have begun to rent their own summerhouses to Turks from periods of 15 days to one month. A 75-square-meter residence can be rented for 15 days for $800 to $1,600.

The economic conditions and examples of villa rentals by foreigners in Turkey have had big positive effects on Turkish villa owners. After foreigners bought villas for investment purposes and wanted to rent them, Turkish villa owners were very quick to follow the trend. Nowadays, more and more Turks invest in rental villas. It is not a problem to find a rental villa equipped with dishwashers, hot tubs and swimming pools. Almost all of the villas have satellite dishes for TV viewing, and access to the Internet has become nearly a requirement.

Pointing out that the importance of home tourism in Europe is increasingly on the rise, Sivritepe said the number of people bored with mass tourism is increasing day by day. "In particular, people with a good income and a high level of culture want both to understand the make up and style of life of the country they visit and to have a more individual space." Commenting that the period of usage for summerhouses is limited in Turkey, Sivritepe said: "We want to make summerhouses more profitable, both for their owners and the Turkish economy. Home tourism has become a popular channel for hosting a European scientist, engineer or high-level manager."

Brits prefer villas with swimming pools

Explaining that foreigners prefer the Mediterranean and Aegean regions, Sivritepe said the price-conscious favor the Kuşadası and Şile regions, whereas expensive summerhouses are found in Bodrum, Çeşme, Kaş, Kalkan, Alanya and Demre. While the British generally rent villas with swimming pools, Germans look for more standard houses. Things like food lines in hotels and having to arrange activities for certain hours bothers foreigners and pushes them to this kind of more independent holiday accommodation, Sivritepe said. During high season, weekly prices begin at $500 and reach as high as $3,500, he said, pointing out that the domestic demand for very special villas is also becoming significant. "Among inquiries coming to us, there are also those who want to rent for three days or one week. We are preparing a new campaign along these lines."
