ISTANBUL - Real estate markets are suffering the effects of the global economic crisis. To combat the slump in the buyers market, developers have started offering buying schemes at new projects, including rent to buy options

Due to the global financial crisis, the real estate sector has developed several new marketing schemes to encourage buyers.

The firms new campaigns include converting the YTL at a higher exchange rate, discounts when paying cash advances, elastic buying schemes, adaptable credit terms and a system called "rent to buy," which tries to catch renters who postpone buying houses due to the global financial crisis. Emay İnşaat’s new campaign, RentPlus, for investors unable to predict the future during the financial crisis, makes it possible to purchase a house after renting it for only two years.

Two year option
As the first step of the RentPlus system, the price of the estate is fixed at the current value. Buyers have the chance to rent the house for two years before buying. At the end of two years, if they want to buy the residence, then a new payment plan is established by extracting the rents and the deposits that have already been paid.

The size of residences at the Kentplus Mimarsinan range from 61 square meters to 173 square meters with prices starting from YTL 126,000 up to YTL 330,000. In addition, rents vary between YTL 700 to 850 for one-bedroom and living room units, which are priced at YTL 126,000 and go all the way up to YTL 150,000. The prices of two bedroom and living room residences range between YTL 168,000 to 198,000, with rents between YTL 850 and 960. Three bedroom and one living room residences are sold for YTL 221,000 to 270,000 with rents ranging between YTL 900 to 1200. Four bedrooms and one living room units are on sold for YTL 285,000 to 330,000, with rents reaching up to YTL 1600.

Burak Gören, who is a member of the board the Emay İnşaat, announced that the Rentplus campaign was limited to 150 residences of the Kentplus Mimarsinan and noted that in two days, approximately 2,000 people had called or visited the offices. "We made 50 sales in two days. Sales offices were open except for the first day of the Kurban Bayram," said Gören. They have received calls from Russia, Austria and Germany, said Gören. Turkish citizens abroad are interested in the campaign for the purpose of investing, he noted.

Gören explained that the rent system, which is sell-oriented, has never been applied before to residential housing industry and explained the advantages of the Rentplus system: "With this system clients gain time and they may take out a housing loan or wait for the markets to recover. At the end of two years, they have a chance to buy the unit without any increase in the price of the residence. Besides there is no necessity to buy," he said.
