ISTANBUL - Real estate companies have started to develop new apartments for universities that have campuses located far from the city center. They are also investing in residential projects in the city. Projects closer to university campuses cost between 47,000 and 300,000 liras
University campuses have become the new target for real estate companies because of their locations. Out of Turkey’s 31 private universities, 19 are located in Istanbul, far from the city center.
Despite the global economic crisis, studio apartments that range from 35 square meters to 55 square meters are high in demand.
The real estate projects that include studio apartments are priced starting from 47,000 Turkish Liras and go up to 134,000 liras. They are mostly bought to make lease-based profit. With these prices, more than 40 campuses that hold up to 11,000 students have become the new target for real estate projects.
Real estate companies have started to develop new apartments for universities that are located far from the city center. They also invest in residential projects for those that are located in the city. Projects that are closer to university campuses cost between 47,000 liras and 300,000 liras, whereas their monthly leases range from 508 liras to 1,500 liras.
For safety reasons
Parents and faculty members of these private universities form 20 percent of the buyers of these new real estate projects. For the duration of four years, parents of students who will be going to universities located outside of the city prefer these newly developed residences for security reasons and socioeconomic convenience.
Dumankaya’s Adres, Konsept Istanbul, Minimal and Vizyon, Beşyıldız Yuvataş İnşaat’s AlizePark Houses and Tepepark Villas, Namberg İnşaat’s MiaPark, Hatipoğlu İnşaat’s Elegan Houses, Yapı Konut’s Arkeon Houses, Uzunal İnşaat’s Kanarya Evleri (Canary Houses) and Tümak İnşaat’s Ispanyol Evleri (Spanish Houses) are projects that are being built in Tuzla, where Sabancı University and Okan University are located. The Istanbul Park Formula 1 track Ğ also located in Tuzla Ğincreases the number of real estate projects built there.
Houses that are a part of the Adres project by Dumankaya are between 36 and 78 square meters, and start from 47,000 liras and goes up to 105,000 liras in cost. With a starting price of 59,000 liras, Minimal houses’ leases range between 508 liras and 738 liras a month.
Beykent and
Koç universities attract attention on the European side of Istanbul. Quite a number of projects, such as Astrum Towers, Vista Residence, Moodcity and Aktel Residence, are located around Beykent University’s Beylikdüzü campus.
Astrum Towers, which are going to be handed over this month, offer zero down payment and a payment plan of 120 months. The costs of units with two bedrooms and living room and units with three bedrooms and living room range from 192,100 liras to 255,500 liras.
The project enables individuals to become a homeowner by paying monthly installment starting from 800 and 825 liras, almost like paying a rent.
The costs of the units of Moodcity Project, which is build by Tetra Yapı, vary between 117,500 liras and 598,000 liras. Moodcity project has a zero interest campaign for 48 months, 1.06-interest campaign for 60 months and 1.36-interest campaign for 120 months.
Gül İnşaat puts up for sale one-bedroom and living room units of Vista Residence with prices ranging from 135,00 liras to 190,000 liras. Monthly installments of the project start from 1,500 Turkish lira. The Narcity project at Maltepe offers a 15 percent discount opportunity for the units with one bedroom and a living room and also provides payment plan of 60 months. The size of units at Narcity Maltepe range from 68 square meters to 161 square meters with prices starting from 154,000 liras and reaching 430,000 liras.
Coldwell Banker’s Studio Life Project consists of one bedroom and living room units and two bedrooms and living room units with prices changing between 88,200 liras and 126,000 liras. The buyers have the chance to buy the units with zero down payment and with payment plans with zero interest.
The size of units at Story Residence, built by Orkun İnşaat, range from 103 square meters to 219 square meters, which are priced at $154,500 and go up to $328,500.
