ISTANBUL - Three Turkish construction firms launched the construction of the Realİstanbul real estate project in Istanbul’s Zeytinburnu district yesterday.

The joint project of Türköz İnşaat, İttifak İnşaat and Oliv Yapı consists of 295 flats of eight different models over five residential blocks. Some 81 percent of the 21,000 square meters that Realİstanbul covers on the European side of the city consists of green spaces and open areas.

All blocks in the complex will have a reception area of their own. The complex also includes an underground car park, a 24 hour security service, a swimming pool, indoor and outdoor play areas for children, multifunctional meeting areas, a Finnish sauna, a spa, a cinema, tennis courts and areas for walking. The complex will also house a shopping center and offices.

The flats in the five blocks, each 15 floors high, will vary from one to five bedroom apartments of between 74 to 323 square meters.

Murat Aydın, district governor of Zeytinburnu said the Realİstanbul project was being launched at a particularly challenging time due to the ongoing turbulence in global markets. "To start a project like this requires a lot of courage these days Ñ there is quite a risk," he said at the launch ceremony of the project yesterday.

Challenging times

Aydin also said part of the land of Realİstanbul was previously state-owned land and had been sold to three developers. "The land sales to the public are one of the most important aspects of this project," he said.

The best asset of RealIstanbul, located at the junction of four districts of Istanbul, Zeytinburnu, Bakırköy, Güngören and Bahçelievler, is its proximity to transportation links. The complex is next to the Kabataş-Zeytinburnu tramway line, the Yenikapı-Atatürk Airport light metro line, Beylikdüzü-Zincirlikuyu metrobus line and the E5 road.

A challenge, however, could be the project’s proximity to the main road and the industrial nature of nearby areas. Mehmet Alper, architect of the project, said that once Realİstanbul had been completed, it was likely to contribute significantly to the reformation of the Zeytinburnu district that since the 1940s had largely evolved as an industrial zone.

A major benefit is the historical location of Zeytinburnu district, he said. "Zeytinburnu is also historically an important area, from the conquest in Byzantine times to the Ottoman era, to when Zeytinburnu was an important green zone right outside the 5,600 meter city walls that housed olive gardens," he added.
