ISTANBUL - After the devastating Marmara earthquake, demand for self-contained houses has increased. The dream of living in an average 100 square meters, luxurious light layered villa can come true for the price of 80,000 liras excluding cost of land
As the numbers of villa towns in newly developing districts of Istanbul are on the rise, so too are the numbers of those who dream of having cottages near the city center.
The increase in the demand of self-contained houses in turn increased the number of prefabricated house-producing firms, which were founded after the devastating Marmara earthquake. The number of deep-rooted firms in the sector is quite significant.
What can you expect to pay for a prefabricated house with standard equipment or a luxurious light layered villa? We asked the representatives of leading firms in the sector. The dream of living in an average of 100 square meters, luxurious light layered villa can come true for the price of 80,000-90,000 Turkish Liras excluding the cost of the land. For those who believe "A small cottage would do, too", there is the option of 30 square meter standard prefabricated house (with steel carriers), starting from 15,000-20,000 liras.
Standard prefabricated villas of 50-60 square meters could be appropriated for prices starting from 25,000-30,000 liras, again excluding the land cost. Thousands of people dream of buying a small land or a "village land" where only 5 percent of construction is permitted to construct a residence. While most of the time this dream does not become a reality, the price of owning a small self-contained house in Istanbul is not as expensive as it is thought to be.

Especially those with steel carriers that are tagged as standard prefabricated constructions could be appropriated for low prices. It is possible to buy a 100 square meter duplex standard prefabricated villa (excluding the land cost) for prices starting from 45,000 to 50,000 liras. Even when the cost of the land is added, a 100 square meter brand new villa could be erected for 70,000-80,000 liras.

President of the Executive Board of Ender Çelik Construction Ender Sunar said: "The demand for self-contained houses continues, despite the crisis. We have construction sites at many places at the moment. We also provide solutions for construction sites and we also take foreign works
"The cost of steel had regressed during the crisis. This is an advantage. Also, everyone is trying to do lots of work for less profit. The number of firms in the sector has increased. The price of a 114 square meter standard prefabricated villa starts from 35,500 liras. Excluding the land cost, such a house appropriates at 48,000-50,000 liras. One can own a house near Istanbul even at this cost. We have a project of 58 square meter single storied prefabricated villa for 15,000 liras and this house could be erected at 25,000 liras. Those who prefer the instant solution of what we call ’American Villa’, can appropriate a 100 square meter villa for 60,000-65,000 liras. The cost of land and ground concrete are not included in this price. The ground concrete should cost 5,000-10,000 liras. For luxurious light layered villa situations, it is possible to appropriate a 100 square meter residence (without the land cost) for 85,000-90,000 liras," Sunar said.
