Maltepe offers variety to potential home buyers

ISTANBUL - Maltepe, a district on the Asian side of Istanbul, was once home to the elite: the rich had their summerhouses there. Now, with improved transportation means, the place offers various options for potential homebuyers

Situated near the Marmara Sea on the Asian side of Istanbul, Maltepe is now considered a central location thanks to improved transportation means.

Maltepe was once home for the elite of Istanbul: the rich had their summerhouses in and around the area. Over the years it has retained its appeal, owing to the glorious view of the Prince Islands right across the shore.

Trains and ferries carry loads of commuters to and from Maltepe, as well as buses and minibuses. Once the new Anadoluray tunnel project is finished, the district will be serviced by the metro. The rapid rate of residential development on both sides of the E-5 highway is also adding to the commercial value of the area.

Popular neighborhoods and promising development
The most popular neighborhoods in Maltepe are Adatepe, İdaeltepe, Küçükyalı and Altıntepe. Highest house prices and rents are in Altıntepe-Çamlık and Küçükyalı. Promising property development is going on in Küçükyalı, Altıntepe, İdealtepe, Süreyya Plajı, Adatepe and even those areas west of Kartal; namely Orhantepe and Dragos. Apartment prices in these areas start from 70,000 and 80,000 Turkish lira. Other than that, ground floors flats that are in need of repair and that are not suitable for bank loans cost between 50,000 and 60,000 lira.

Maltepe has never lost its appeal according to local real estate dealers. This is due to the abundance and variety of transportation means to the area, they believe. Ahmet Remzi Taşlıca, owner of Emlaktürk Gayrımenkul (real estate agency), says Maltepe offers several alternatives to the potential buyer with prices ranging from top to bottom.

"You can find non-qualified flats with prices ranging from 50,000 lira to 60,000. Qualified units start from 70,000 lira. On the other hand though, there are properties worth millions of dollars. Seashore houses and luxurious buildings that face the seaside boulevard fall into this category."

Taşlıca explained the advantage of Maltepe and said: "In the luxurious districts of Istanbul, apartment prices start from 300,000 to 400,000 lira. However, the apartments of the same quality Maltepe cost between 150,000 and 200,000."

Certain districts have huge potential. Homeowners sell their properties off for around 300,000 and 400,000 lira and buy properties from Maltepe, Küçükyalı where prices range from 150,000 to 200,000 lira.

Maltepe more attractive with regard to cost
"They sell off their homes and buy property in Maltepe because they consider the property owners in Maltepe belong to the same social level they belong. These homeowners use 150,000 to 200,000 of their money to buy property and invest the rest of the money in business or buy another property for their children," he said.

This district cannot be compared other dynamic districts, such as the area surrounding Bağdat Street. Maltepe is much more convenient in regard to cost, according to Taşlıca.

The customer profile in this district differs from the other districts because of the fact that they do not consider leaving Maltepe as an option, Taşlıca said: "If they want to change their houses, they find better alternatives in the same district. They move from one living room with two bedrooms to a living room and three bedrooms or they move to be close to the sea and to get away from the noise of the busy highway.

Taşlıca also pointed out that buyers did not make an issue of the risk from earthquakes. "Customers rarely ask questions about earthquakes. People are not skeptical about earthquakes anymore. Most of the apartments in the district are not high-rise buildings."
