ISTANBUL - Astronomical prices in luxury houses and residence projects in the world are usually defined by ’penthouses’ with spectacular city views. Residences in Istanbul and penthouses with a Bosphorus view, worth millions of dollars. Prices in popular neighborhoods can reach a hundred times those of modest houses.
Top floor apartments are can always be problematic - even professional real estate agencies would agree - yet they continue to demand some of the highest prices.
In apartment complexes with no elevators especially, demand for the top apartment is in decline. However, the most expensive flats in Istanbul remain penthouses with a view of the Bosphorus. The most expensive penthouse in the world is in London, with a view of Hyde Park and a 100 million-pound price tag. The most expensive apartment in Turkey is in the apartment complex "Sapphire Istanbul" located at the 4th Levent district in Istanbul; valued at $7.5 million
Sapphire Istanbul consists of a total of 66 apartments, 10 of which are underground. The top floor is an observation deck.
Prices at the Sapphire range between $1 million and $7.5 million.
Uphill Court in West Ataşehir on the Asian side of Istanbul has ten penthouses in two towers. Each tower has 31 floors. The penthouse prices here are around 2 million Turkish Liras. Seventy or eighty square meter 1+1 penthouses with a panoramic view of the Prince Islands or of the European side are sold for 350,000 liras.
1+1 for 330,000 Turkish Liras
Berna Aşkın of RE/MAX ABC says Ağaoğlu’s My World has recently completed constructions at the Andromeda Residence consisting of 1+1 and 2+1 apartments. The tallest of the four towers have 33 floors. The top floor has the Prince Island view. 1+1s here are sold at 330,000 liras and lower flats with no specific view are priced at 260-270,000 liras.
Aşkın says two-bedrooms 2+1 rentals at Andromeda are priced as 1,700 liras and sold at 405,000 liras. 1+1 penthouses at Andromeda come with all white ware built into kitchen units. They have two air conditioners, one for each room. Bedroom suits are included in price.
2+1s in Nakkaştepe sold at $1.5 million
Retürk Alize Real Estate Broker Ayşem Dalman says the prices of 2+1 and 3+1 top floors apartments in Beylerbeyi and Nakkaştepe districts, both offering Bosphorus views, vary between $500,000 and $1.5 million.
"Flats with docks on the sea are the most valuable. Waterside luxury small apartments are around $1.5 million. But the price of flats away from the shore drops down to $600,000. Prices of the top floors at the Koru (Woods) region in Beylerbeyi neighborhood and Nakkaştepe range between $500,000 and $1 million. Again in Nakkaştepe, prices for 2+1 apartments with magnificent sea views range between $500-600,000 and $1.5 million. For instance, 80 square meter 2 bedroom and one bathroom floors at Paşalimanı are sold for $650,000.
The size of penthouses at Uphill Court change between 100 and 350 square meters. Süleyman Varlıbaş, Varlıbaş Construction Co. CEO who built the complex together with Teknik Yapı Co., said: "Since 2005, there has always been high demand for penthouses. We sold them by auction. The demand for penthouses around the world gives rise to astronomical prices.
2.2 million-lira flats in Akkoza
For instance the most expensive penthouse at One Hyde Park in London has bulletproof windows and a special air condition system with a disinfection feature. Spa, squash courts and wine testing services are included in this complex consisting of 80 flats that are priced at 100,000 pounds.
Penthouse prices in Akkoza Evleri (Akkoza Houses), next to Bahçeşehir and Isparta Kule (Tower), in Esenyurt are set at 2.2 million liras. The project by Garanti Koza, AKİŞ and Corio includes a two-story shopping mall. The cheapest flats are sold at 124,000 liras and the most expensive one is 2.1 million liras.
In the Istanbul areas of Esentepe, Fulya, Levent, Maslak, Zincirlikuyu, Etiler, Ulus, Taksim,
Beşiktaş and Şişli on the European side and Ataşehir, Bostancı, Suadiye and Koşuyolu at the Asian side are the top-notch neighborhoods selling penthouses at $5-6 million.
