ISTANBUL - Real estate companies are finally looking beyond Istanbul to build large-scale and high-end projects. İzmir, Ankara and Konya are home to some impressive developments that are easier on the budget
There are impressive real estate projects outside of the Istanbul area. İzmir and Ankara are home to some interesting residential developments as well as the Anatolian city of Konya.
The prices and sizes of the units on offer in these projects make even modest Istanbul developments sound overpriced.
Soyak Real Estate’s project, Soyak Siesta in Izmir, is an impressive development.The project, due to hand over keys for the first stage of development in March 2010, is comprised of 2,250 houses. The first stage is comprised of 372 units within eight blocks. Prices for one bedroom plus living room units range from YTL 80,400 to 119,300 for anywhere between 39 to 49 square meters. Two-bedroom units cost between YTL 130,600 and 191,700 for 76 to 98 square meters and three-bedroom units from YTL 186,300 to 250,800 for 101 to 115 square meters.
Soyak Siesta in İzmir
The project spans an area of 113,000 square meters.The project offers many amenities including indoor and outdoor swimming pools, a fitness center, a sauna as well as both indoor and outdoor play areas for children, tennis and basketball courts. The project also offers indoor and outdoor parking lots as well as multiple cafes and other social spaces.
Nevbahar Konutlar in Ankara’s Yenimahalle district is one of the largest residential projects being undertaken in Turkey. The development, being led by the ATM Building Investment company, is stretched over 237,000 square meters. Nevbahar Konutlar will offer buyers the option of choosing from three bedroom and living room or four bedroom and living room standard units as well as duplexes that have five bedrooms and two living rooms or six bedrooms and two living rooms. The three-bedroom units are 132 square meters, four-bedroom units are 158 square meters, the five-bedroom units are 249 square meters and six-bedroom units are 298 square meters.The project includes a large number of amenities, such as an outdoor swimming pool, a children's pool, a fitness center, a cafe, parks, squash courts and a food court. In addition, the project will house a shopping center, an education complex, a private hospital and a lodging and gas station.
Asude Evleri in Konya
Razzan Construction’s Asude Evleri project on Konya’s Nalcasi Street is due for completion in 2010. It offers apartments with four layout options featuring between two and five bedrooms, each with a living room. Prices for two bedroom plus living room units start from YTL 100,000, three-bedroom units start from YTL 135,500, five-bedroom units start from YTL 185,000.
The project spans an area of 38,000 square meters and is comprised of 352 units in eight blocks.The project includes a fitness center, a sacrificial ceremony area, a small prayer area, or mescid, as well basketball, volleyball, football and tennis courts. The project will also include a pharmacy, a restaurant and a market for daily needs.
Another impressive residential development in Konya is Selçuklu Construction's Selçuklu Residence in the Kılıçaslan neighborhood. The units in the development come in two standard 220 square meter four bedroom and livingroom options. Prices for both unit layout options range between YTL 290,000 and 330,000.
The prices are not the bargain they are at the Asude Evleri project but the lure of 24 hour onsite management and technical services from a professional companymay lure some to this project. Amenities at Selçuklu Residence are a fitness center, cocktail lounges, a childrens play area as well as a basketball court. The development is a small venture with 41 units in four blocks.
